Truth. My balance sheet is fine, but seems the best part of retirement is doing a lot of cooking, because eating out has gotten ridiculous. It's fun, but the bills are just baffling even if you did the math and think you can afford it. No matter if Custard is lying about the price of eggs or not, if you make a couple of eggs for breakfast, it's definitely cheaper than a $15-$20 omelet.

New Fed Chair Warsh was pretty clear the target for inflation is 2%
That would imply they need to raise the Fed Rate (which is increasingly disconnected from the 10/30 year anyway, but would be their primary tool against inflation).

Vance gets up on stage to bitch about the Fed, saying that the Administration needs help from the Fed to lower Mortgage rates, by lowering the discount rate, which won't be of any meaning to the 10 year bond rate which mortgages are based upon, if anything the 10 year will go up in yield because the bond market will simply decide that the Administration is crazy and Warsh is going along with their stupidity.

Which just might happen, as Warsh comes out saying that 3-4% inflation is the target, not 2%. He might be moving the bar as an excuse to lower the fed rate, which won't do anything but cause problems.

These guys are clowns.

Well, I can't do that, but Trump sure has. I guess you can get the measles and we won't bother you.

Frankly 2022 would be better. The 30 year is higher than it's been since 2007, same with the 10. I bought a house in 2022. Our interest rate was 5 1/8. Rates now are at 7. I guess that private equity is too distracted by propping up the cancer centers I mean data centers to buy up all the houses. No real need to worry about cancer, you'll die because you can't afford to run your AC since Trump sold all the electricity to OpenAI. Except in Northwest Indiana, they don't have power just because it's an incompetent red state and can't fix the powerlines.

Fuel prices will cost $5-8 an acre more than last year’s fuel prices in 250 bushel corn depending on management style. Ran this through AI to verify.

An extra $1.25 per bushel in 250 bu/ac corn is $312.00 an acre more than last year.
